The project comprised the construction of a single storey warehouse
of approximately 4100 meters square, three storey offices of approximately
2000 meters square, warehouse staff/drivers accommodation of approximately
120 meters square, and a basement of approximately 1100 meters square
to accommodate plant/storage and car parking.
The height of the warehouse and offices is approximately 11.4m
to the eaves measured from warehouse floor slab level. The basement
slab level is approximately 3.5m below the level of the warehouse
floor slab. The construction of the warehouse is a clear span steel
portal frame superstructure and power floated concrete floor. The
construction of the offices is a steel frame with precast concrete
floors. External walls and roof of the warehouse and offices comprise
insulated profiled metal cladding. Services include heating, ventilation,
electrical installation, fire alarms, and emergency lighting. A
lift serves basement, ground, first and second floors of the offices.
Site works comprised the construction of a service yard for heavy
goods vehicles, surface level car parking areas and a vehicle ramp
to gain access to the basement car park. The site is fully enclosed
with security fencing to all boundaries with sliding gates at the
highway access/egress locations.
The construction work was let under a JCT (CD81) Design and Build
contract, with Gibbs Bonner Minns Partnership acting as the Employers
Agent. The contract value was approximately £2.8 million and the
contract period was 10 months.
